Your professional photography session will be scheduled 3-5 days before your home goes on the market. Your home should look its best for the photo shoot, so we’ll provide staging advice and tips for making it shine. Photos are typically ready about 48 hours after the shoot.
The market changes quickly, so we’ll take one final look at the comps immediately before we make your listing active. We’ll recommend a competitive list price designed to attract qualified buyers and generate maximum interest in your property.
When we make the listing live on the MLS, we will set it up to syndicate to hundreds of popular real estate websites, including Zillow, Realtor.com, Trulia, Redfin, and more. While your home is listed, we will keep you apprised of buyer feedback and any market changes in your neighborhood.
A unique property needs a customized marketing plan to set it apart from others on the market. We’ll leverage industry-leading tech and robust social media strategies in combination with tried-and-true techniques like a high-quality narrative, energetic open houses, and directional signs to give your property optimum exposure.
When you get an offer, we’ll help you understand your options and will follow your lead to negotiate the best possible deal on your behalf. Once you and the buyer arrive at fair terms that meet your selling goals, we’ll head into escrow. At this point, the buyer must complete all necessary inspections and get their financing approved in order to close the transaction.
The time between executing a contract and closing day is usually about 30-45 days. We’ll be right by your side up to closing, engaging with the buyer’s agent and lending institution to ensure all requirements are met. When everything is complete, you’ll sign papers to finalize your property sale!
Even after your sale is complete, we’ll be here for you. We’ll provide periodic updates on the value of your home, consult you on reining in property taxes, recommend contractors, and advise when you may want to consider refinancing. We want you to be our client for life!
